There are a few things you can do to help your property sell as quick as possible, should you decide to put it up for sale.

Carry Out Any Renovations

If you had planned to convert spare room or back office into a bedroom, do it before you put the house on the market. If you intended to remove the carpets and install a wooden flooring, make sure that it is done before you advertise the house. Also, consider freshening up the paintwork. Try looking at the situation from the buyer's point of view. Making the effort to do these jobs now will help to translate into a quick sale.

Apply For Permits

You may have been intending to install a pool or some other kind of feature that required a permit to build. Even if you did not get around to doing the job, it is important that you let any buyers know that the property comes with approved permission to carry out certain work. Being able to show this paperwork makes the property more desirable for some people. If you don't have a permit, consider applying and paying for one so that you can offer this along with the property.

Give Great Showings

Ideally, you will have many people viewing the property; more people interested means a high price for you. When people arrive for a showing, there are a couple things to remember:

  • Take any pets to a neighbor or friends house while you are showing the property. Many people have allergies to pet hair, and this will put them off
  • Leave enough room for the viewers to park their vehicle on the property. You want them to feel as relaxed as possible, not parking somewhere and having to walk to the property. Remove your own vehicles or store them in the garage when you have viewers.
